Chartered Appraisers

Job description

These individuals formulate opinions on the value of property or real estate rights. They develop analytical methods to identify properties with non-standard values. They may also estimate the value of business assets, businesses, or equipment. They provide the necessary support to the agencies responsible for assessments. They are self-employed or work for:

  • Private companies
  • The federal and provincial governments
  • Institutions

Main tasks

  • Verify the validity of the information relating to the real estate appraisal.
  • Identify and describe the object of the valuation.
  • Collect, verify, and analyze relevant data.
  • Prepare an appraisal report and present it to the client.
  • Apply the cost method to appraise a property for insurance purposes.
  • Plan the costs and schedules required to complete mandates.
  • Supervise the execution of mandates and review the quality of work.
  • Appear, as required, as an expert witness before a court, securities regulator, and other regulatory boards.
  • Negotiate the settlement of disputed files on the legal aspect (admissibility, equipment, occupants, etc.) and on values deemed excessive.
  • Elaborate, as required, ministerial or governmental positions about the Quebec property assessment system.

Advancement and mobility

  • These individuals may specialize in areas such as agriculture, industry, institutional networks, transportation, etc.
  • These individuals may become specialists in municipal property assessment.

Training and requirements

Also required

  • Membership in the Ordre des évaluateurs agréés du Québec (OEAQ [Quebec Order of Chartered Appraisers]) to use the title of Chartered Appraiser.
