Mortgage Brokers
Job description
These individuals help clients who want to buy property find the mortgage loan that best meets their needs. They act as intermediaries with potential mortgage lenders. They analyze the financial situation of their clients. They compare the range of mortgage products offered by lenders and negotiate with them to get the best offer. They present clients with the best options available to them and make recommendations. They support and guide clients throughout the loan application, pre-approval, and property appraisal process. They are self-employed or work for:
- Banks
- Trust and investment companies
- Insurance companies
- Government departments and agencies

Main tasks
- Help clients define the desired features of their mortgage (interest rate, term, etc.).
- Collect various information from clients (income, assets, liabilities, etc.) in order to advise them properly.
- Provide information to clients about different loan options.
- Check the credit report of clients after obtaining their approval.
- Draft loan offers.
- Send the clients’ information and mortgate application to the lender.
Advancement and mobility
- Experience leads to management positions.

Formation
Also required
- Mortgage brokerage certificate from the Autorité des marchés financiers (AMF [Financial Markets Authority]).
Sometimes required
- Real estate brokerage permit issued by the Organisme d'autoréglementation du courtage immobilier du Québec (OACIQ [Quebec Real Estate Brokerage Self-Regulatory Organization]) may be required.
